Harrisonville Marketplace

Engineer: Kaw Valley Engineering, Inc.
Acreage: 25 A/C
Location: Harrisonville, Missouri
Delivery Method: General Contracting

Extensive coordination with a multitude of jurisdictional authorities was required on this far-reaching site project.  The City of Harrisonville, Cass County Dept. of Roads and Bridges, the Missouri Dept. of Transportation, and Union-Pacific Railroad were all major players on this project.  The scope of work included straightening a portion of State Highway 7, adding a new railroad crossing for Union-Pacific Railroad, re-channeling a section of Mill Creek (which was immediately adjacent to an existing 10-inch major natural gas supply line), widening and improving Commercial Street, adding traffic control lights, and adding a large concrete box culvert.  In addition, the property was formerly the scene of an old service station, which meant a considerable amount of hazardous soil disposal was necessary to clean the site and make it environmentally safe and suitable for new construction.

Northridge Plaza

Engineer: Cook, Flatt & Strobel
Sq.Ft./Size: 225,000 SF
Acreage: 25 A/C
Location: Olathe, Kansas
Delivery Method: General Contracting

It’s not often a builder is given the opportunity to transform a 25-acre “town dump” into a high-end, multi-building, retail center. Such was the case with the Northridge Plaza Retail Center in Olathe, Kansas. The beautiful use of brick pavers, cast-stone arches, concrete roof tiles, and an open, steel framed tower spire are just a few of the reasons the Kansas City Business Journal and Ingram’s Magazine ranked this 225,000 square foot center among the top construction projects in the Kansas City area for three straight years.

Renaissance in the Northland

Engineer: Koneck Engineering
Acreage: 88 A/C
Location: Kansas City, Missouri
Delivery Method: General Contracting

Complete grading and site utilities were only two components of this large land development project. A bridge over Shoal Creek, relocation of a major feeder street and completion of approximately one mile of Parkway Street were also integral portions to the scope of this intricate site project.

Wal*Mart Supercenter – Gardner, KS

Engineer: Continental Consulting Engineers
Sq.Ft./Size: 184,368 SF
Acreage: 32.46 A/C
Location: Gardner, Kansas
Delivery Method: General Contracting

One of the challenges of developing the site was its proximity to the Airport. Height limitations were mandated by the FAA. State and Federal Highway interchanges, in addition to wetlands issues, made progress difficult. The building pad location was over a former sewage lagoon, which had to be pumped, dredged, lined and filled so that construction could continue.

Wal*Mart Supercenter – Glenpool, OK

Engineer: SMC Consulting Engineers, P.C.
Sq.Ft./Size: 208,400 SF
Acreage: 60.29 A/C
Location: Glenpool, Oklahoma
Delivery Method: General Contracting

Wal*Mart departed from their typical “big blue box” megastore design to provide a much warmer and natural feel to this one-of-a-kind Supercenter.  In fact, almost every aspect of the project was intended to be “green”, thus minimizing the impact on the local environment and its natural surroundings.  From the use of native stone and locally supplied brick facades, to the implementation of energy efficient skylights, heat reflective roofing, and updated, proficient sight lighting, the project minimized the carbon footprint to the local ecosystem.  The inviting feel of the project further continues on the exterior with the use of attractive, arching, rooflines. On the store’s interior, the use of integrally colored concrete floors and earth-tone finishes provide an alluring and comfortable environment for the store’s patrons.

Wal*Mart Supercenter – Springfield, MO

Engineer: Freeland-Kauffman & Fredeen, Inc.
Sq.Ft./Size: 184,109 SF
Acreage: 25 A/C
Location: Springfield, Missouri
Delivery Method: General Contracting

Most companies would consider this project a coordination nightmare; Fogel-Anderson considered it a challenge to tackle head-on and prevail.  First, the existing Bannister Mall had to be fully demolished. Then the new retail section of Wal*Mart had to be constructed onto the existing Wal*Mart store.  The new retail section had to be fully stocked and functional as a separate store so that business could proceed uninterrupted while the existing store area was renovated into the grocery department.  All of this work was performed without any interruptions or closings to Wal*Mart’s retail activities.
