Fogel-Anderson Construction Co. served as General Contractor for this Project. The Project was competitively-bid, with Fogel-Anderson Construction Co. low bidder of five. The contracted scope of work was typical for a General Construction contract. We conducted meetings for construction progress and scheduling; Reviewed submittals, samples and shop drawings for compliance to contract documents; Implemented safety and health programs; Monitored reporting on construction means, methods, techniques, sequences and procedures; Reviewed requests for changes and assisted the Owner with negotiations of such changes; Reviewed subcontractor and vendor pay applications and recommended appropriate action; and coordinated daily on-site construction activities.
The Project consists of a six-story, 113,000 square foot building, 113 feet in height. The Bank occupies the First, Second and part of the Sixth Floor, with the other floors available for lease. The building is cast-in-place, reinforced concrete frame, with architectural pre-cast panels and aluminum curtain walls comprising the “skin”.
The contract value of the project was $12,818,770.00, not including Owner furnishings. Construction commenced in September, 2002 and the building was completed in January, 2004, a total of 16 months. Fogel-Anderson self-performed rough carpenter work and, a vital component of the process, all weather protection necessary to continue construction sequences through inclement weather.
